You should inform your agent of any special requirements you have for the marketing of the property and ask them to come up with a plan that suits your needs. At Village we recognise a strong marketing plan is essential to gain the exposure your property deserves so using professional photographs, drawing up a floor plan, designing brochures, and scripting a property write up are key! We ensure your property is shown on all the key property portals and publish properties on our own website, in our own magazines and often in the local press as well as through a more discreet marketing service for those of a more private disposition.
When it comes to viewings the first stage is to get your home ready because first impressions really do count. We will advise you on how to present your home to show it off in all its glory. Of course keep the place clean and tidy but the extra tips and suggestions we have to offer can maximise the chance of a successful viewing. We accompany every viewing unless you specify otherwise and being open 7 days a week means we never miss the opportunity to conduct a viewing unlike other agents.
Once we receive an offer we qualify the buyer’s ability to proceed and then make contact with yourself to notify you of both the offer and buyers position. Once consulting with yourself we use our skills in negotiation to ensure you receive the best possible price from every potential buyer who offers on your property.
Once an offer has been accepted you will need to instruct a solicitor which we can help recommend.. Once your offer is accepted we will prepare a Memorandum of Sale which confirms the sale price and any agreed terms/conditions. This is sent to all parties involved and most notably introduces the both parties’ solicitors which in turn gets the legal process started. Both solicitors shall then initiate any checks and/or surveys required.
Once exchanged, there is a legally binding contract between seller and buyer for the sale and purchase of a property. One of the terms of the contract will be the completion date.
