The Letting Process


Whether you have one property or an entire portfolio of properties the individual processes of renting them will be similar. We would normally look to market a property about 6-8 weeks before it is going to be available but we can work to any time frame, from next-day to several months in advance.

1. VALUATION

First and foremost we would like to visit the property to perform a Valuation. We will advise you on what level to rent, how we will go about marketing and what our charges will be.

2. PREPARATION

Using our proven marketing tools we will prepare the property for market. We can use high resolution photography, accurate written descriptions, floor plans, aerial photography and maps.


3. MARKETING

The property will be launched on the market to the most suitable of tenants. We make use of emailing, texting, telephoning and posting of property literature alongside internet and press advertising.

4. VIEWINGS

We will accompany viewings any time any day in order to maximise the chance of finding a tenant in the quickest possible time. Your property will always be shown by a trained skilled negotiator.


5. OFFERS

When we have found a tenant for you we will provide you with detailed references including credit score, previous landlord reference and confirmation of the tenant’s employment.

6. CONTRACTS

Once you have approved the references we prepare the tenancy agreement, inventory and other associated paperwork. We will explain them in detail before you are invited in to sign them.


7. COMPLIANCE

Before moving the tenant in to the property we will advise you on which safety checks must be performed. We have a strong relationship with our contractors who can visit where appropriate.

8. MONIES

The move-in date is confirmed before which we will collect from the tenant the full deposit and first month’s rent. The deposit will be held by us and protected under the MyDeposits approved scheme.


9. MOVE IN

We will move the tenants in, take utility readings and transfer utilities into their name. Your account is processed and payment made to you along with a statement with a clear breakdown of costs.
