Selling Process


Through careful planning, proper advice and expert execution we are proud to not only make the moving process stress-free, but actually make it enjoyable. Coupling together traditional ideology with modern working practices our clients benefit from expertly tailored advice that takes the headache out of selling a property. Whilst no two transactions are ever the same, the same basic route to success applies to every one. We are always on-hand to assist in every part of the move, from initial valuation to completion.

Outlined below is a guide to the most common steps undertaken by our clients, for individually tailored advice please contact your local office.


1. FREE VALUATION

Our market appraisal and valuation service is free of charge to everyone. We can visit your property at most times of the day, any day of the week.

Within the valuation we will provide you with our opinion as to the likely sale price, evidence to support it and expectations on timing.

We will also demonstrate to you how we go about marketing, how we are different from our competitors and what our charges will be.

2. INSTRUCTION

After valuation we will leave with you a contract for consideration. When you wish to proceed we will take your instruction on price, marketing style and agency period.

We will prepare our office for the marketing of the property, including a visit to the property from each and every member of our sales staff. Written descriptions will be taken and general guidance given to you.


3. ENERGY CERTIFICATE

Before we start marketing your property we must have in place an up-to-date Energy Performance Certificate (EPC). If you already have one prepared we will copy it for our files.

The property will be visited by a ‘domestic energy assessor’ who will look at the property and calculate the energy efficiency and the environmental impact of it. Consideration will be given to fittings such as double glazing, cavity wall insulation, roof insulation and the type of boiler fitted.

We receive most EPC’s within about 48 hours of instruction, after which we can start marketing.

4. FLOOR PLANS

At the same time as the EPC we will organise the drafting of a floor plan for the property. They are a buyer’s favourite and they save sellers from wasted viewings. Accurate and informative floor plans mean that a buyer will have a great idea of your property even before a viewing.

With plans drawn as close to scale as possible buyers can consider furniture arrangements, extensions and alterations, and can get a better feel for how they might live in a particular property.

Floor plans are provided on every sole agency free of charge and are displayed on the printed brochure and on our web site.


5. PROFESSIONAL PHOTOGRAPHY

All sole agency clients also benefit from a visit from a professional architectural photographer. Our photographers are expertly trained to ensure that the property is depicted both accurately and flatteringly.

We will receive from them a pack of high quality, high resolution photographs from which we will consult with you and choose up to 24 of them to be displayed on our web site. The best nine photographs will also be used in our printed material, such as brochures and newsletters.

6. PRINTED BROCHURES

With the floor plan, photographs, EPC and worded descriptions at our disposal we will commission a printed property brochure. Our brochures are the best in the area being printed on high quality thick-stock photo card.

Produced usually within four days of instruction we can circulate these brochures to all known potential buyers, through post, email and internet.

Brochures assist our buyers not just before a viewing but enable them to refer to the property after a viewing, keeping the property in the forefront of their memory.


7. MARKETING

With everything in place we commence marketing your property using all the appropriate mediums you choose. Firstly our most active registered buyers are contacted.

In addition we email the property to our e-mailing list, the property is uploaded to our web site and local press advertising is co-ordinated.

8. VIEWINGS

When we receive instructions we ensure that all our sales staff inspect the property before we commence marketing. So, when a viewing takes place we are best placed to show the property in the correct manner.

Consideration is given to which rooms to show first, what time of day is the best for natural light or what time to avoid pitfalls such as commuter or school traffic. We cleverly co-ordinate each and every viewing to show the property in the absolute best way possible.


9. NEGOTIATION

Whilst our first class marketing helps us pick out viewings, and whilst our efforts on viewings are there to generate offers, the most critical part of what we do is once we receive a ‘bite’ on the property.

We know the majority of our buyers very well indeed, so at the point of offer we will cleverly respond in different ways depending on individual circumstance. We try to engineer offers to suit our vendors, be they require short or long completions, quick exchanges or offers over a set price. Once an offer is agreed we put each party in touch with solicitors.

10. SALES PROGRESSION

Just because we have passed the sale to the solicitors we do not assume that our job is done. We take responsibility for co-ordinating surveys, mortgage valuations and generally assist in getting paperwork ready for the solicitors.

We are known in the local area for chasing sales through with unwavering drive and enthusiasm. Many times we have be known to be ferrying paperwork between solicitors, to be spending hours in council offices copying local plans and for sitting with clients going through Fixtures & Fittings forms.


11. EXCHANGE OF CONTRACTS

Once all the paperwork is in place, mortgage offers generated and contracts signed your solicitor will ‘exchange’ contracts with the buyer’s solicitors. This will legally tie you in to the sale and a completion date is set.

At this point you will receive our commission account and you will need to fill in the last bits of paperwork for your solicitor in readiness for the move date.

12. COMPLETION

On the day of completion we will liaise with you to organise getting the keys, alarm details and paperwork. Once your buyer has passed the full monies to your solicitor we will receive a call from them to confirm that completion has taken place.

Your solicitor will pay off your mortgage, settle our commission account and forward the balance to you. Your buyer will collect the keys from us and take occupation.
